Principal Functions (Major Areas of Responsibility):
• Supervises work activities related to the effective operations and maintenance of the various Electro Mechanical systems and equipment as per design specifications, technical standards and scope of works
• Arranges for Contractors’ access in accordance with established policies & authority limits
• Supports and guides technicians as required.
• Liaise with Sub contractors on daily basis as required
• Carryout Tool Box talk with the Staff
• Degree or 3 years technical qualification in Mechanical engineering
Duties and Responsibilities:
• Supervises, evaluates and reports on the activities of all preventive & corrective maintenance tasks related to electromechanical systems and ensures their performance in conformity with the prescribed work methods, quality standards & safety guidelines.
• Coordinates with relevant Engineering Sections for timely and efficient service maintenance of all assigned building systems
• Coordinates closely with Client / Help Desk personnel in order to identify maintenance needs & actions as appropriate
• Checks various electro mechanical systems, identifies malfunctions and reports significant observations to attention of immediate superior for appropriate decision/action; follows-up technician as required
• Provides documentation/coordination support for the procurement, deployment & mobilization of additional works
• Acts as Custodian for all safety equipment, tools , stock etc as per safety standards of Cushman & Wakefield
• Coordinates with subordinate operators and technicians on call-out attendance and work allocation
• Interfaces effectively on a day to day basis with all accredited suppliers & contractors to supervise, evaluate & report to client on project works related to the new installation works as required
• Reads & interprets blueprints & diagrams/sketches to ensure accuracy of trouble-shooting & repair jobs
• Updates, maintains, and ensures the accuracy of maintenance logs for assigned equipment or machinery
• Arranges for the deployment of technicians in order to promptly attend to urgent complaints as per work orders & phone requests
• Supports technicians in day-to-day tasks as required
• Maintains a contingency plan for providing suitable replacement of technician at the time of absents
• Reports to immediate MEP Engineer extraordinary events such as breakdown of fire alarm/intruder systems or malfunction of fire extinguishers , air conditioning systems & related equipment
• Maintains orderliness and cleanliness to ensure a clean, safe and accident-free work area.
• Together with authorized personnel from Client, supervises evacuation of employees during fire and other emergencies, as required
• Carry out performance appraisal of subordinate staff
• Arranges for the deployment of technicians in order to promptly attend to urgent complaints as per work orders & phone requests.
• Plans, schedules and reviews the day-to-day operational and maintenance activities related to the commissioning, testing, calibration, upgrading, modification & regular maintenance of all mechanical systems and equipment in the Region as per Cushman & Wakefield/Client guidelines and procedures.
• Oversees & administers the rectification of major faults in all mechanical systems, infrastructure and machinery as required.
• Monitors, reviews & controls periodically the administrative activities within the Unit such as fixed asset verification, stores verification, OT deployment, staff appraisal, call-out attendance, records verification as well as vehicle & equipment utilization etc., & reports to immediate superior as required.
• Prepares & submits routine and special reports in order to provide required Management information
• Reviews drawings, advises management on acceptance of new buildings and follows up in order to resolve issues/concerns relating to AC/Mechanical areas.
• Undertakes full responsibility of all equipment in his area
• Supervises and motivates staff to ensure an acceptable level of performance
• Performs any other related duties as required.
• Expected to demonstrate a high level of commitment to providing a safe working environment for all staff in accordance with the company Health & Safety (H&S) procedures.
• Expected to ensure that all defined services are complete in accordance with the company quality procedures.
